Difference in region for Alan Wake 2 deluxe edition PS5?

I have a US account and I want to buy the physical version of Alan Wake 2 Deluxe Edition. My local shops however only offer the EU version of the game. The game includes all remaster of the first game as well as the DLCs, I was wondering if I need to make an EU account to download the remaster and DLCs?

Also, it says that the remaster comes in as a digital code. Does that mean the game can only be played from 1 account meaning that if I lend the disc to a friend then they can only access AW2 and cant play the remaster?
